Can I access my office 24-7? | Access to all the Science Park premises is 24-7, the site is controlled by in house and contract security staff 365 days a year. | | | Do you have meeting rooms? | Meeting rooms are available in the iBIC and Faraday Wharf buildings and are available for general hire, discounted rates are available for tenant companies. | | | Do you have car parking? | There is plenty of car parking available on site, each office has a minimum of one space allocated and more according to the size. Additional spaces can be purchased on quarterly, six monthly or annually in secure basement facilities. Parking is available for visitors to iBIC and Faraday Wharf occupiers, this is limited to one hour. | | Is there catering on site? | There is a cafe area in the iBIC and sandwich shop in Faraday Wharf, the meeting rooms are fully serviced with this catering provision. | | What is the minimum period of occupation? | We operate licences in the iBIC and Faraday centres and longer term traditional leases in the venture units. Licences start at six months duration with a rolling calendar month notice period after the completion of the first quarter, although shorter period will be considered case by case. Venture unit lease will typically start from 3 years negotiable. |
| | How quickly can I move in? | In the case of the incubator centres virtually straight away, as soon as the paperwork is complete and the advance rental payment received. Venture units require at least an agreement to lease and preferably a lease in place before occupation is allowed. | | What if I need to expand or downsize, how flexible are the terms? | Movement within the incubators in easy, we can accept surrender and issue new licences to suit your business needs, complete termination requires a calendar month notice. | | Will I have to pay legal fees in relation to taking an office? | In the event that terms for a lease are agreed incoming occupiers will bear the legal costs for the lease completion. No fees are incurred for licences for either the iBIC or Faraday Wharf. | | What are the payment terms? | Incubator licences are monthly in advance by standing order, leases are generally quarterly in advance. | | Do I have to use your internet and telephony services? | No - we only require that you have one standard telephone line in the incubator buildings so that we can contact you from reception to announce visitors and deliveries. We do however provide digital telephony, bespoke internet connection from 256kbs up and 1024kbs down to leased line provisions, and cabling services at competitive rates. |
