Venture Way

Venture Way fronts directly onto the Birmingham middle ring road (Dartmouth Middleway). The estate road contains grouped parking bays within fully landscaped grounds: parking on site is supplemented by additional private parking facilities in the immediate vicinity. Venture Way units also enjoy a picturesque courtyard to the rear overlooking the Digbeth Branch Canal which runs through the Science Park.

The buildings have a structural steel frame with full fire protection. Roofs consist of aluminium clad foil faced glass fibre insulated panels. All cladding consists of patent double glazed sealed units with anti-sun tint to reduce solar gain and glare. Unglazed areas consist of fully insulated composite solid panels.Each individual unit contains its own front entrance foyer and first floor male and female toilet accommodation, with additional facilities within the ground floor foyer area including unisex toilet, service distribution cupboards and cleaner's storage.

To the rear of each unit is an escape staircase and plant room at ground floor level. Finishes to the foyer areas and fire stairs include carpeting to public areas and vinyl flooring to toilet areas. Suspended ceilings are provided throughout, with recessed lighting. Toilets are ceramic tiled, with white suites, vanity units and urinals. Office areas are fully carpeted with suspended ceilings and recessed fluorescent light fittings to give a light level of 500 lux with diffusers. Solid internal division walls between units are plastered and painted, otherwise walls are the interior faces of self-finished cladding panels. Floor loadings are 7.5 kNI sq.m on the ground floor slab consisting of reinforced concrete, and 5 kNI sq.m on the first floor of pre-cast concrete planks with in-situ screed.

Heating is provided by a gas-fired low-pressure hot water system with independent boiler and meter in each unit. Perimeter radiators and sill panels, with radiators in reception and toilet areas. Opening windows provide natural cross ventilation of 20-25 air changes per hour with an open plan layout. Additional ventilation or environmental plant can be accommodated within ceiling and roof voids. Each unit is fully serviced for water, gas, electricity and telecommunications to individual unit meter cupboards. Trunking is provided within each unit for telephone, data and power located around the perimeter at skirting level, and with vertical ducting between floors. Each unit is connected to a common fire alarm system for the building, the system may be activated manually from call points adjacent to the fire exit doors, or by automatic equipment installed as part of internal fitting out.
